Role Description
We are seeking a skilled and detail-oriented Development Accountant to work with our accountancy firm in managing all aspects of accounting for our development projects. In this role, you will collaborate closely with our project managers, construction teams, and external partners to ensure financial accuracy, accountability, and efficiency across all projects. You’ll be instrumental in helping us manage the financial side of creating homes for families across the Lower Mainland.
Primary Responsibilities:
- Financial Management & Reporting:
- Prepare and maintain monthly proformas, bank draws, budgets, and forecasts.
- Prepare project cost projections, cash flow, and budgets.
- Ensure timely reconciliation of monthly bank recs, financial statements, and working papers.
- Issue ad hoc financial reports as needed.
Budgeting & Cost Control:
- Ensure budget re-allocations are completed in collaboration with the development team.
- Review hard cost construction draws and issue billing as required.
- Inform project managers of any budget overages or financial discrepancies.
- Reconcile monthly construction progress invoices to contracts and approved change orders.
Liaison & Coordination:
- Liaise with the Project QS, providing draw information and reviewing draft reports.
- Work with banks on all matters related to bank draws and ensure compliance.
- Liaise with external accountants, project partners, and consultants regarding financial and insurance matters.
- Set up new projects in accounting systems and maintain job cost reports.
Compliance & Governance:
- Ensure adherence to all financial corporate governance requirements as per separate partnership agreements.
- Ensure the timely and accurate payment of invoices and holdback releases, per contract terms.
- Maintain strong financial controls and processes.
Full-Cycle Accounting:
- Plan, direct, and administer all aspects of construction accounting, including full-cycle bookkeeping, sales tax filing, and payroll.
- Monitor cash flow and prepare funding requests to ensure vendors are paid on time.
Qualifications:
- Bachelor’s degree in Accounting, Finance, or related field.
- CPA designation or progress toward CPA is an asset.
- Minimum of 3 years of experience in construction or development accounting.
- Proficiency in accounting software and Microsoft Excel.
- Strong organizational, communication, and analytical skills.
- Ability to collaborate with multiple stakeholders and manage multiple projects simultaneously.
- Detail-oriented, with the ability to question costs and ensure financial accuracy.
