Curran Capital Development Corporation is seeking a Bookkeeper/Office Administrator to continue to implement an efficient bookkeeping and office administration strategy within a commercial real estate investment and development company.
The successful candidate must be proficient with Quickbooks Online accounting software and the willingness to learn real estate industry programs designed to be integrated with QBO. The applicant must possess a high level of MS Excel knowledge, MS PowerPoint, Apple Devices and general scheduling software.
The candidate must be a proactive self-starter who has 5 years experience in a similar role, excellent communication skills with an aligned focus consistent with the growth of the organization. Real Estate or Law Experience is an asset but not mandatory.
General Position Responsibilities:
· Maintain tenant files, issue tenant notices
· Conduct weekly payroll prepare HST monthly returns and other government remittances WSIB, Payroll Taxes, Corporate Taxes
Income statements:
· Prepare monthly operating income statements for all Company owned properties with supporting documentation and submit to owner for review, discussion and analysis
Budgets:·
· Provide YTD actual budget, review final version and input into system
· Finalize Budgets, check for accuracy and report and any variance at months end to discuss with owner
Budget preparations as required for development projects
Year End:
· Prepare year-end working paper files for third party accounting firm
· Provide auditors with back up, financial information if required
Cash flow management:
· Prepare cash flow projections
· Monitor and inform Owner of the cash position (distributions/contributions)
Monitoring A/R, A/P:
· Oversee accounts receivables: submit invoices, tenant reconciliations/tenant recoveries
Accounts payable: Review and submit invoices for payment to suppliers and trades
· Monitor banking deposits and daily balances
Office Administration/Coordination:
· Office Administration
Key representative to tenants, suppliers or the general public entering the office to aid with their inquiry
· Assisting owner with tasks as required necessary to achieve daily responsibilities
· Other Duties as may be requested
Other:
· Communicate as needed with tenants to ensure all information and lease agreements are current
· Maintain records of all existing Lease Contracts and Rental Escalations
· Track the tenant’s improvements as per the Lease Contract, building improvements, and other capital renovations as a development project progresses
· Communicate with outside parties (landlords, lawyers, third party accountants) when required
· Take initiative to propose improvements of the accounting process or management of the flow of information to owner
