Position Overview
Responsible for overseeing the accounting of all income properties within Beedie’s 16 million square foot portfolio. The role requires a proven leader with strong understanding of the unique requirements and challenges of property management and asset management accounting.
Motivate and guide a large team of property accountants as they collaborate with Property Management, Asset Management and Leasing

Proactively manage resource requirements and team structure to effectively allocate work
Operational decision support
Strategic decision support to Property Management, Asset Management and Leasing

Supervise the CAM and capital expenditure budgets and re-forecasts , ensuring collaboration between accounting, property management, and leasing

Work with Property Managers to maximize cost recoveries and minimize working capital volatility by aligning the timing of recoveries with corresponding outflows

Manage tenant billings, including annual CAM, non-common, and property tax reconciliations

Oversight of tenant accounts receivable. Lead monthly collection meetings with property managers and prepare executive summary for senior management

Coordinate between leasing, legal and property management to align accounting requirements with the contractual terms and conditions of our lease agreements
Oversee property assessments and liaise with external consultants to minimize property taxes
System and Processes
Proactively seek opportunities to improve efficiency and quality by respectfully challenging status quo while maintaining appropriate control environment

Develop solutions to improve design and utilization of Yardi ERP
- Look for opportunities to standardize certain deliverables and utilize automation tools
- Distribute work amongst team in a manner that promotes staff development and leans into individual strengths

Ensure appropriate balance between strong internal control framework and efficiency of tasks
Accounting and Reporting
Oversee the full cycle accounting and finance related deliverables for all Income Properties (Property Management, Asset Management, and Leasing)

Ensure accuracy of full cycle accounting and reporting for all income properties and their associated legal entities
- Develop and maintain reporting and KPI dashboards for ownership and senior management, including information on recoveries, receivables, vacancy, leasing and other
- Review cash forecasts and manage working capital requirements
- Review year end files and reporting, distribution/funding forecasts and reporting packages to our partners where applicable

Support quarterly reporting requirements including annual audit, preparation of certain working papers, analysis and other support as required

Work with project accounting to transfer completed projects to income properties including review of cost allocation models in conjunction with the tax team

University degree and CPA designation (CA, CGA, CMA)

Proven leader with 5+ years of experience coaching and developing people in Property Management or Asset Management functions

Strong understanding of GAAP, REALpac and financial reporting requirements
- Experience operating within Yardi
- Excellent written and oral communication and interpersonal skills; ability to speak the operational language of property management, asset management and leasing
- Able to develop and implement structure (system, processes, training) and successfully navigate the associated change management

Naturally curious with a willingness to challenge assumptions and ask the hard questions

An organized self-starter with a strong work ethic who is able to work both independently and collaboratively within a fast-paced team environment

Ability to prioritize work and manage multiple tasks, likely with competing priorities
The annual base pay range for this position will be based on the desired experience level for this role.
